Terms & Conditions



1. BOOKING AND DEPOSIT

Before a booking can be accepted by Flamingo Properties Inc or a villa owner, a member of the party (thereafter called agent) must read and agree to the terms and conditions as written on behalf of all guests. They shall then be deemed as the agent for all persons travelling, whether the agent intends travelling or not. The agent is also liable for ensuring all bookings are paid in full prior to departure. Payment of a deposit is contingent on accepting these conditions and is confirmation agent has reviewed and agreed to the terms and conditions.

To confirm your booking, the following non-refundable deposit will be required:- $150 per villa, per week

It is strongly advised for guests to take out insurance at the time of booking, rather than time of travel to cover all eventualities.

2. PAYMENT OF BALANCE

Full payment must be received 10 weeks or more prior to departure date. Failure to make full payment within the specified period will entitle Flamingo Properties Inc or villa owner the right to cancel the booking and claim the appropriate cancellation charges.

3. SECURITY DEPOSIT

Upon payment of the final invoice, a security deposit per villa will be required against all breakages via booking agents credit card in the event telephone charges or damage caused during the rental period. In the event of any charges being made you will advised in writing. An additional deposit (by way of credit card slip) may be required on arrival by the management company in Florida.

4. AMENDMENTS

If possible and subject to availability, should you wish to amend any part of your booking a $75 administration fee will be charged.

Flamingo Properties Inc and villa owners reserve the right to alter your accommodation to an equal or upgraded property should the need become necessary.

5. IF YOU CANCEL YOUR BOOKING

If you or any member of your party wishes to cancel the or any part of the booking once it has been confirmed, Flamingo Properties Inc must be informed in writing. The following cancellation charges will apply:-

6. CHANGES AND SPECIAL CONDITIONS

Guests are strongly advised to have appropriate travel/medical insurance in force for the period of their holiday. All matters with regard to loss or injury should be directed to their respective insurance company.

Where the property has a swimming pool, Flamingo Properties Inc and villa owners do not accept liability for any for any injury however caused as a result of the use of the pool. Guests are specifically requested not to allow unsupervised children to use the pool, local laws apply.

Flamingo Properties Inc and owner reserve the right to decline to accept or retain any person as a client whose conduct is deemed to be disruptive and affects the enjoyment of other holidaymakers. We shall be under no liability to accept any costs incurred or responsibility for, any such person.

The owners of the property will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical/weather problems to transport, aircraft, closure of airports, or any other event deemed beyond Flamingo Properties Inc and villa owner's control.

Aircraft captains are legally entitlted to deny boarding to any passengers who present themselves at the aircraft in an unacceptable condition to drink or drugs. Any passenger so doing will be deemed as having given notice of his/her cancellation of the booking at that time and the aforementioned cancellation charges will apply or not have the correct travel or immigration documents required for entry into the USA.

7. COMPLAINTS TO AND THE LIABILITY

Flamingo Properties Inc and villa owners endeavour to provide an exceptionally high standard of service to its clients. Should you experience any problem whatsoever please contact your local representative/management company who will do their best to assist and rectify the matter as soon as practically possible. Should a problem remain unresolved, Flamingo Properties must be notified IMMEDIATELY. Failure to contact us will will adversely affect your customer rights to compensation. At the end of your holiday any further complaint must be notified to us in writing within seven days of your return. No action can be taken or liability accepted for complaints received after this period. A full and complete investigation will be made and any necessary corrective action will be taken immediately. A full report will be sent to the complainant in due course. Where pool heating is available, solar heating is free of charge, however an additional charge will be made for electric or gas heating if it is required by the client. A mechanical fault resulting in the loss of heat will not be a cause for compensation to the client but they will be reimbursed money paid for the days of heating lost.

8. TERMS AND CONDITIONS

Every effort has been made to ensure the accuracy of the descriptions and information concerning the properties, resorts, and services. However we cannot be held responsible for errors, omissions and any changes to your holiday that are beyond our control.

9. INSECTS

As Florida is a tropical state, insects and small creatures are inevitable and not a cause for complaint. Their presence is no reflection on the cleanliness of the property. Every home is treated periodically as part of a pest and termite control program. We advise you to keep all windows and doors closed whenever possible, it will also help the air-conditioning unit to work more efficiently.

10. PASSPORT AND VISA

All passengers, including children and infants must possess a passport valid for at least six months beyond their return date. If in doubt contact your local passport office. The name on your passport should match the name in which your holiday is reserved and accordingly noted on the booking form.

The majority of visitors to the USA from Britain and western Europe do not require a visa as a result of the ESTA program. There are some exclusions such as British Subject passports, Eire passports and anyone with a criminal record. It is the holidaymaker's responsibility to make sure they have all the correct travel documents. Flamingo Properties Inc and villa owners cannot accept any liability for any of the aforementioned conditions not being met or any refusal of passage.

11. PERSONAL SAFETY

Flamingo Properties Inc and villa owners cannot accept any liability for your health issues or personal safety during your vacation. Clients are reminded to exercise care as to the personal safety of themselves and their party. Whenever possible valuables should be left secure and out of sight. In the event of any problems or concerns agent or guest are encouraged to contact Flamingo Properties Inc for advice.
